Rochester NY Real Estate Property Management “What it is, and what it isn’t”

Looking for someone in Monroe County to handle your real estate? A professional real estate management office could be just what you’re looking for! Before you run off and start making phone calls, get a better understanding of what a real estate management office in Rochester NY can do for you and how you should go about looking for one.

What it IS…and what it ISN’T

Real estate property management is not babysitting! Even if at times it might seem like it is! Consider that the property manager is the property owner’s partner in maximizing the return on investment of the property through efficient performance of four important areas of responsibility: Marketing; Financial; Tenant; Occupancy add in Facility Administration and finally Risk Management to round it out. The real estate management company represents the owner while performing these responsibilities of maintaining the property, keeping it occupied with tenants, collecting the rent and maintaining the books!

Marketing and Financial

Real estate management involves an understanding of operating expenses and budgeting. Because without knowledge how can appropriate rental rates be set? The rent is balanced by the current market and what the market will support in terms of what can be charged for rent. A firm knowledge of the area and competitive rental properties is required. Furthermore, the property manager may recommend marketing programs and other advertising strategies to the owner in order to maximize occupancy and rental rates.

Tenant and Occupancy

Speaking of which, the real estate manager must understand the needs of the tenants. Getting the potential tenant to move in is only the tip of the iceberg. The property manager must then respond to their requests, monitor their activities related to lease requirements, collect the rent on time, and continually juggle tenant-satisfaction vs that of competing rental properties in the area. The unwelcome task of tenant-eviction due to non-payment is part of this function also.

Facility Management

Real estate management in Monroe County also involves the physical management of the actual apartment structure and outdoor areas. Landscaping, electrical, plumbing, roof, walls, appliances, and much more are all part of the physical property. The real estate manager must maintain relationships with contractors and repair companies and monitor the quality of all repairs and maintenance. Maybe now you can see how all these areas are related: facility management ties in with financial management because some improvements will require significant spending and the related budgeting for the work. Facility management also ties in with tenant and occupancy management because tenant-retention is tied in to well-maintained properties.

Administration & Risk Management

This is the files and records part of the real estate management function. Federal, state and local governments all have some jurisdiction over real estate property management activities. Certain reporting requirements must be met for all of them. Meticulous records for accounting and taxes are a must.

Now that you know the ins and outs of real estate management you can tackle your search for an individual in Rochester NY who can assume these varied responsibilities. There is a lot of professional talent in Monroe County and a better understanding of what is involved in real estate management means you have a handle on hiring the right individual to meet your needs and that of your property.

Rochester Pet Sitting Services; Be Kind to your Pet “They are Family Too!”

If you have a dog or cat or any other type of pet you know that it is not just an “animal”. It is a part of your family! And like any member of your family you want to make sure it is well care for if you have to go out of town. In fact, an ever-growing number of pet parents are avoiding kennel, boarding and daycare facilities in and around New York City. Not because they aren’t good, but because a pet-sitter provides a more intimate, hands-on environment. This, coupled with the difficulty of finding reliable, around-the-clock animal care service, has spawned the need for firm guidelines on selecting professional care for pets.

Choose Well

When it comes to your pet, it’s not just a matter of checking on-line and picking the first name that comes up. Selecting just the right sitter to care for a pet and home is a very personal decision that should not be taken lightly. In fact, there are a number of hard, fast rules for contracting a pet-sitter to best meet each pets’ unique needs – and the owners’ appropriately high expectations. Taking even a few relatively simple steps into account before entrusting your pet to a sitting service can better assure your loved one receives affection, attention and skilled treatment it needs and deserves. The comfort in knowing your pet is in good hands is priceless.

Check and Double-Check

Check all of the pet sitter’s references. At least three should be voluntarily provided. Take the time to conduct a pre-interview with your potential sitter to observe interactions and establish a “comfort level” for you, the pet(s) and your sitter. Make sure your sitter has phone and email access 24/7. Ensure the sitter can accommodate both your desired vacation schedule, especially during busy holidays, and the pets daily feeding and walking schedule. Another point often overlooked is that the sitter must have a backup plan if he or she is pulled away due to an emergency that prevents them from completing your assignment. Confirm that your sitter will leave you a written report so you know what occurred (both good and bad) while you were away.

Don’t Assume

Treat your dog like you would like to be treated. Don’t assume that you can leave your pets alone and unattended in your home with a large supply of food and water while you’re away. Pets can easily knock over their food bowls or feeders, lock themselves in rooms, get their claws caught in soft materials, choke on food or hairballs, cause unforeseen damage to items in your home, and could be trapped should a fire or other unforeseen emergency occur in or near your home or apartment Don’t believe that pets left alone for long period of time are immune to emotional distress. Complete solitude for days on end can make an animal depressed, lethargic and possibly aggressive toward its owner when they arrive home.

Rochester NY Printers “it’s all about quality”

There have definitely never been so many options before when it comes to finding a good printing company in Monroe County. All of the printers have particular specialties, and many of them have their weak spots. But what is it that sets one apart from the others? If you’ve never really worked with a printing company before in Rochester NY, or if you’ve always worked with the very same printing company, it can be hard to know what to look for.

Seek Out and Diversify

First off, consider the type of printing job you need to get done. Some printers do only one type of printing. Maybe they only do inserts for example. Some printers are all digital while others are only offset. This can be great if that’s all you need. But if your business’ needs are dynamic and you may need posters one week, business cards the next, and inserts after that you’ll have to constantly establish new relationships with printers in order to get all your jobs done. This can be time-consuming because you’ll have to learn the specific instructions for uploading files, sending in custom jobs, etc. for each individual printing company every time you send in a new job. Better to find one or two printers that do a variety of jobs and do them well.

Check the Product

Swatch books of samples looks impressive but whenever possible try to get referrals so you can see jobs that have actually been filled. Word of mouth is the best type of advertising around Rochester NY. You fellow merchants know which printers are good and which ones do shoddy work. And the proof, as they say, is in the pudding. If a printing job is well-produced it shows in the final product.

Time is Money

Some color printing companies seem to offer great deals on everything from business cards to posters, but the problem can be a matter of time. If you have infinite time to receive your product, then you have nothing to lose in hiring such a company. But be prepared to wait. The most successful businesses don’t have that kind of time and neither do you.

That said; don’t be fooled by incredible offers. Consider the job and time involved when choosing a color printing company. Again, some printing companies offer what appear to be incredible prices on printing certain products. Then you go through all the steps and hoops to design your printed piece, only to find out that “shipping and handling” costs as much as the product itself. A better idea is to go with a company that clearly tells you how much a job costs and how long it will take. Disclosures at the outset won’t get you crazy with surprises at the end.

Printers in Monroe County who know their worth also know that they live by every job they do.    At the same time, your business depends on well-printed advertising so choose well and both you and the printer will continue to do business.

Rochester NY Pizza Restaurant Heaven!

Way back in the day, Rochester NY was a regular hotbed of Italian culture. East Rochester in particular but also downtown in the city! Rochester had and still HAS a lot of pizzerias! But how do you choose the right one? Do you go with the nationally recognized pizza chains or do you zero in on the small anonymous mom and pop pizza house? Probably the only way to separate the men from boys in terms of pizza is to know what goes in and on the pie. That might be easier said than done but you can do some scouting around on your own.

What Makes a Good Pie?

There’s a lot to be said about using natural ingredients. Restaurants don’t want to get a bad rap by putting monosodium glutamate (MSG) in their ingredients. MSG as it is better known, tricks your brain into believing that what you are eating tastes so great that you want more and more.  Who thought eating pizza was so complicated! MSG makes your taste buds sense that there is more protein in the food than there really is. These ingredients also promote an addiction to pizza so that you keep coming back to order more. Ever wonder why you can’t stop at one slice? This is why.

What Goes in the Oven Stays in the Oven

The type of pizza oven the pizzeria uses may well tell you how popular the pizza is. The four main types of ovens used to cook pizzas in Rochester NY are brick ovens, deck ovens, conveyor ovens and convection ovens. The general consensus in the pizza world is that brick ovens offer the best quality pizza, deck ovens provide the next best, and finally conveyor and convection ovens bring up the rear. However, as stated above, the problem of finding the right oven depends on how much pizza is being produced and that might dictate how popular the pizzeria is. Commercial convection ovens have a relatively low pizza production output compared with the other oven types. They generally have 2-5 racks per chamber and can fit one or two 16″ pizzas on each rack. Deck ovens generally have a lesser pizza output than conveyor ovens. Each deck can generally hold around 4-6 pizzas at a time. Cook times are normally longer (about 6 to 8 minutes), and the pizzas need to be monitored and moved around, meaning that it is possible to run out of cooking space and to lose time to recovering any lost heat. Brick ovens are similar to deck ovens but usually have only one cooking platform. Generally, a brick oven can hold 10-12 pizzas at a time. Conveyor ovens feature a continuous cooking platform that constantly churns out pizzas as fast as you can make them.

In a town like Rochester NY with so many Italians, there’s a pizza for every taste. What tastes good to you may not rank with someone else. But you can make sure your pizza is good to the last slice by ensuring it is made with loving care!

Rochester NY Tax Return Preparation and Filing

If you are going to pay someone to prepare your tax return it’s in your best interests to choose wisely. You are legally responsible for what’s on their tax return even if it is prepared by someone else! So it’s important to choose someone in Monroe County that knows what he or she is doing. Most individuals who prepare returns are professional, honest and do their best to provide excellent service. Whether the tax-preparer has just taken a short-course or has been doing tax preparation in Rochester NY for several years, you want someone who has confidence in their abilities.

Qualifications Mean Everything

The IRS has initiated new regulations that require all paid tax return preparers to have a Preparer Tax Identification Number (PTIN). In addition to making sure they have a PTIN, ask if the preparer is affiliated with a professional organization and attends continuing education classes. The IRS is also requires minimum competency requirements to ensure that anyone preparing taxes is qualified. That said, check to see if the preparer has a questionable history with the Better Business Bureau and check for any disciplinary actions through the state boards of accountancy for certified public accountants; the state bar associations for attorneys; and the IRS Office of Enrollment for enrolled agents.

Service Fees?

Avoid preparers who base their preparation fee on a percentage of your refund or those who claim they can obtain larger refunds than other preparers. Also, always make sure any refund due is sent to you or deposited into an account in your name. Most preparers want to be paid up front after they complete the return.

The Ease of Electronic Filing

E-Filing is not just easier, it makes good sense. Any paid preparer who prepares and files more than 10 returns for clients must file the returns electronically, unless the client opts to file a paper return. More than 1 billion individual tax returns have been safely and securely processed since the debut of electronic filing in 1990. Make sure your preparer offers IRS e-file.

Provide all records and receipts needed to prepare your return.

Reputable preparers will request to see your records and receipts and will ask you multiple questions to determine your total income and your qualifications for expenses, deductions and other items. Do not use a preparer who is willing to electronically file your return before you receive your Form W-2 using your last pay stub. This is against IRS e-file rules.

Make sure the tax preparer is accessible.

Be sure you will be able to contact the tax preparer after the return has been filed, even after the April due date, in case questions arise.

And Another Thing

Review the entire return before signing it. Before you sign your tax return, review it and ask questions. Make sure you understand everything and are comfortable with the accuracy of the return before you sign it. And don’t forget: although the preparer signs the return, you are responsible for the accuracy of every item on your return.

Rochester NY Signs

A well-placed and well-lettered business sign not only says a lot about your company but it also tells the public who you are and what you do. A well-made sign also illustrates your values, and the reputation you hold. Your customers will assume what kind of business you run based on that first impression they get from the sign hanging above your front door. So it’s important to find a good sign maker in Rochester, NY to get your personal message across!

Search and You Shall Find

Finding a professional sign maker in Monroe County is like finding any other professional contractor: you need to do your research! You also need to ask yourself what medium you want to work with. Believe it or not, even though it seems like everyone is relying on digital printing for signs and banners, in Rochester NY there are still sign-makers who make signs by hand. Start the process by researching online. Most established sign makers have websites these days.

Ask for samples and get testimonials. This will help in ensuring that high quality materials are used. In case the provider is local, visiting the sign shop to see how they operate. While there, look at the sample books and signs to find what’s appealing.

The Right Sign Right Now

If you like the work of a particular company, speak to business owners who have already used the company and ask them how their experiences were. Also, inquire about the changes they felt in their business that could be linked to the signs. If they have seen a positive change in customer traffic then it is likely that their sign has gotten them more business.

Read it Right

Getting customers inside your store depends on a lot of things: word of mouth, good advertising and also the sign! Customers know what it is that gets them hooked when they look a sign or logo. Their choices are the basis of their first impression. What comes after, are your selling skills that you must take responsibility for. A graphics and sign company can make or break your business by its ability to convey the message accurately. Without an easily visible, attractive sign, your customers will not be able to find you. Without any customers, your business will not be able to survive.

The Message

Remember: you may have the best services or products in Monroe County but if your sign looks like it was made with a crayon then you’re going to have issues. Bad signs will drive customers away. What you say and how you say it will always pay big dividends in the end! You CAN find a high-quality, professional sign maker in Rochester NY. Do your research and don’t overlook the importance of attention to small details versus a low price or quick turnaround time. A good sign is a reflection of a great business. And you deserve a sign that will hook and direct potential customers into your store or shop.

But more and more people are flocking to Houston because they can have more fun for their dollar and the job outlook is plentiful! In terms of job creation, Houston beats Dallas, Washington DC and Boston by a wide margin! Do the math: jobs pump money into the economy. More money earned means more money spent. And that equals more fun!

Fun is Where You Find It

At first glance, Houston seems more like a city where you go to work or pas through on the way to somewhere else. But there is a lot to do and see and you owe it to yourself to give it a look:

Houston Tunnel:  Who’d have thought: A six-mile long maze of tunnels connects many of Houston’s downtown buildings, but the tunnels are more than just a way to get around. With dozens of shops and restaurants, and a lot of pride by building owners, the tunnels are cheerful and attractive. Get a haircut, grab a burger or indulge in a massage.

The Galleria: Mega-malls have become commonplace, but the Galleria continues to stand out because of its classy veneer. The mall has some 400 shops, including Gucci, Apple and Tiffany & Co., spread out over several levels, making window shopping a day-long adventure. Take a break at any of the dozens of restaurants or watch the newbies try to navigate the ice skating rink.

Market Square Park because it has lots packed into a small space; park just one time and enjoy a variety of activities. There’s the park, an adjacent dog park, on-site restaurants, a full schedule of events and the entire thing is ringed by some of the oldest buildings in Houston … which just happen to house some fun, funky bars and eateries.

Museum District: Houston’s Museum of Fine Arts is among the largest museums in the U.S., and one of the best collections of American decorative art and furniture in the house of a former trustee, along with 14 acres of former gardens. There are 19 total museums in a 1.5 mile radius and that is a heck of a lot of museums per square foot!

Eat – Drink – Be Happy

Prepare to be blown away. With all the walking and talking and snapping photos and laughter, you’re gonna work up a big appetite. If you think all Houston has to offer is barbeque and tacos you are in for a big surprise. This city has one of the most diverse and wide-ranging menus you could ever hope for! In particular there are some stellar Vietnamese restaurants and yes there is great Mexican food, and a strong Cajun presence due to the proximity of New Orleans.

College and Higher Education

You know what? You’re going to visit Houston and then you’re going to want to STAY in Houston! It happens all the time. So better to check out the college scene now and plan ahead. Houston’s higher education system is nothing to sniff at. The University of Houston has nearly 40,000 students. Rice University is ranked 18th nationally and is one of the country’s best undergraduate schools. Kind of makes pursuing a degree a lot more exciting!

This is just the tip of the iceberg. There is SO much to do and see and appreciate in Houston that we’d be here all day. And that’s not a bad thing come to thing of it!

“Around Town” in the Las Vegas NV Yellow Pages

When it comes to Las Vegas, Nevada, the whole “What-Goes-on-in-Vegas-Stays-in-Vegas” angle is a little worn out. The truth of the matter is that you will not find a more user-friendly entertainment mecca for adults, children, family and friends! It’s hard to imagine another spot for a vacation with as many things to do as Las Vegas. If you want to do it, there is a pretty good chance that you can make it happen. Fun-seekers, nightlife=rollers and anyone else in-between will have so much to choose from they’ll have to make more than one trip to Las Vegas just to experience everything!

Hotels

If you cannot find hotel room accommodations in Las Vegas there is something seriously wrong! The numbers fluctuate but at last count there was well over 250 hotels in Vegas. About a third of those on the Strip and maybe a third are considered off-strip but close to the action. The rest are sprinkled around the city. That translates to well over 150,000 rooms. The Venetian alone has nearly 7000 rooms! And you’re worrying about where to spend the night? Like anything in Vegas, it depends where you want to be and what you want to do. Remember, what constitutes the “very best” is completely subjective. Do you want the all-inclusive casino resort that comes complete with restaurants and entertainment? Or do you just want a place to collapse at the end of the day? The pecking order starts at the Venetian then you have the Bellagio, the MGM Grand, Caesar’s Palace and everything else. There are some great sites that map it all out for you

Free is Good!

We all want to visit Las Vegas and feel like a high-roller. You’ll have more of that feeling if you can stretch your budget. So remember, Free is always good! Believe it or not there ARE free things to do in Vegas! Enjoy the moment and pocket a few Abe Lincolns for later. You can start by standing outside the Bellagio Hotel and experience the best free show in Las Vegas: Every fifteen minutes listen to the fountains dance as the music transports you to an outdoor showroom. The Bellagio Fountains are both free and very entertaining.

A Lot for a Little

Maybe you can’t eat for free but you can find great food for less than you expect! Cheap eats are in abundance in Las Vegas. All you need is an appetite and a map. The best deal in town just may be at the Cosmopolitan Hotel which offers a $20.00 lunch. There are plenty of buffets that run under that amount. But variety is the spice of life. Three of our favorites include Mr. Lucky’s at the Hard Rock Hotel. It’s not on the menu, so be sure to ask your server for the Gambler’s Special for $7.77. You’ll be rewarded with a strip steak, shrimp, a potato or broccoli and a side salad. Then there’s Park on Fremont: This downtown Las Vegas bar serves up some great bites along with their cocktails. For $11 you can get a fried chicken and waffle sandwich made with applewood-smoked bacon waffles and Wild Turkey maple syrup. And our personal favorite is Le Thai which serves delicious, reasonably priced Thai food favorites. Get the classic pad Thai with chicken, beef, pork or tofu for $13. It’s a delicious rice noodle stir fry with egg, green onion, bean sprouts and crushed peanuts and cilantro.

Family Fun

Face it: you can’t bring the kids to Las Vegas and leave them at the pool all day while you hits the slots. There are some great kid-friendly activities that might make you think twice about playing poker all day. Start by watching the world’s tallest and biggest light show at Fremont Street Experience. The Freemont is a four-block long canopy that covers the downtown Las Vegas area and serves as a display system for the shows. The canopy houses 2.1 million lights, capable of producing millions of color and concert-quality sound. Now imagine a spectacular computer generated Light and Sound show projected from a space frame 90 feet above you.

Fortunately for you, thick Plexiglas separates you from being served up as lunch for the ocean’s most dangerous predators! The many exhibits at Shark Reef Aquarium at Mandalay Bay should keep kids entertained. In addition to seeing sharks and turtles in the main shipwreck exhibit, you’ll also find crocodiles, Komodo dragons, jellyfish and octopus. Be glad you’re not on the receiving end when the piranha gets fed! There’s a chance to get interactive with rays, sharks and fish in the touch pool.

And speaking of sharks, Shark Tank Water-slide at The Golden Nugget is a three-story water-slide that goes through a shark tank. Sounds crazy but anything can happen in Las Vegas, and this one is perfectly safe. Your kids will love it. Keep in mind that most hotel pools in Las Vegas are only open for guests.
